If You Receive a Code Violation Letter

The following instructions are provided to help you understand what to do and what you can expect after receiving a letter:

Understand the Violations

Understand what the violations are and what steps are to be taken to correct the violations.  Ask questions to the Code Inspector in order to move forward toward compliance.

Know Your Compliance Date

The notice letter has listed the date by which you must comply.  In most cases, you will be given ten business days to comply.  You may be granted only a few days for severe health or safety issues.

Time Extension

If an extension of time is necessary to comply, contact your Code Inspector.

Report When Compliance Is Achieved

Contact your Code Inspector when you have come into compliance.

Change of Property Ownership

Contact the Code Compliance Department at (305) 809-3740.

A Notice of Hearing

Suppose you have received a "Notice of Hearing" instructing you to appear before the Code Compliance Special Magistrate.  In that case, it is your responsibility to attend the hearing or to arrange to have an authorized representative appear on your behalf.  Suppose the representative you designate to participate in the hearing is not your attorney or another legally recognized representative (such as the company's officer that owns the property).  In that case, the representative must present an Authorization to Represent (PDF) to the Legal Analyst for the Special Magistrate before the hearing.  The authorization must be an original, notarized document.
